Core concept

The three-layer tax structure

Every Bucks County property owner receives three separate tax bills: county (Bucks County), municipal (your borough or township), and school district. Each bill comes from a different office, on a different schedule, with a different millage rate. Monthly housing cost models that only include mortgage and county tax are incomplete.

Millage table

2026 millage for all 54 municipalities.

Transcribed from the county's official sheet: municipal millage (2026), school district millage (2025–2026 school year), and the countywide rate of 29.65 mills (2026). Rates apply to a property's county assessed value — a fraction of market value — not its sale price.

Estimator

Estimate the three bills from an assessed value.

Enter a property's county assessed value — from the county property search, not the listing price — and pick the municipality. The estimate is assessed value × mills ÷ 1,000 per layer, using the county-published rates above. It excludes any homestead exclusion, interim assessments, and non-millage charges (trash, sewer, per-capita taxes).

Estimates only — bills also depend on homestead status, discount/penalty periods, and any interim assessment. Verify with the Board of Assessment and your tax collectors before budgeting.

FAQ

Common questions, plain answers.

Why do I get three property tax bills in Bucks County?

Pennsylvania splits property taxation across county, municipal, and school district authorities. Bucks County collects the county portion; your borough or township collects municipal tax; your assigned school district collects school tax. Budgeting for homeownership requires all three.

Which tax bill is usually the largest?

For most homeowners, the school district bill is the largest of the three. Millage rates vary by district — Central Bucks, Council Rock, and Pennsbury carry different school tax burdens even for similar home values.

How do I find the millage rate for my town?

Start with your municipality profile on BucksCountyHousing.com, then verify current rates with the Board of Assessment and your municipal tax office. Rates change; always confirm before closing or refinancing.

What is a homestead exemption and should I apply?

Pennsylvania allows a homestead exclusion that can reduce your assessed value for school tax purposes. Application is through the Bucks County Board of Assessment. If you occupy the home as your primary residence, review eligibility each year.

Model the real monthly number.

Open the town profile for municipal context, then confirm millage and assessment records with county and municipal offices.
