Bucks County’s asking prices set a new June high: the median listed home was $639,900, up 2.06% from June 2025 and 1.59% from May. At the same time, supply kept rebuilding — 918 active listings is 14.75% more than a year ago and the deepest June inventory since 2019. For context, June 2019 carried roughly 1,800 active listings, so even this “recovery” leaves the county at about half its pre-pandemic selection; the trough was 366 listings in February 2022.
The tension in this month’s data is the interesting part. More inventory usually means slower sales, but the median listing went pending-or-sold in 32 days — three days faster than last June. Meanwhile 38.8% of active listings had taken a price cut (356 of 918). Read together: correctly-priced homes are moving quickly, while a large minority of sellers are testing prices the market won’t pay and being forced to walk them back. That gap between the headline median and the price-cut share is the single most useful signal on this page.
The average 30-year fixed rate was 6.49% in June, the fifth straight monthly increase from February’s 6.05% — a slow climb that keeps a ceiling on what monthly-payment-driven buyers can offer, and helps explain why price cuts stay common even as the median rises.
Five-year cost of ground: listing price per square foot reached $291, up from $228 in June 2021 — a 28% increase that no wage series in the county has matched.
