Does the payment include property taxes, insurance, or PMI?

No. This calculator returns principal and interest only. Bucks County property taxes are a separate, significant line — estimate them with the millage-based tax estimator on the taxes page, which uses the county's published 2026 millage sheet per municipality. Homeowners insurance, PMI (usually required below 20% down), and any HOA dues are also on top of the P&I figure.

How is the monthly payment computed?

The standard amortization formula: monthly payment = L × r(1+r)ⁿ ÷ ((1+r)ⁿ − 1), where L is the loan amount (price minus down payment), r is the annual rate divided by 12, and n is the number of monthly payments. Total interest is the sum of payments minus the loan amount. Results are rounded to whole dollars and are estimates, not a loan offer.
