Bucks County’s median asking price was $624,900, essentially flat from September’s $625,000 and 4.3% higher than October 2025. Active inventory rose to 1,029 listings, 23.8% more than a year earlier and the first month above 1,000 since June 2020. There were 600 new listings and 40 median days on market, three days longer than October 2025. These county-wide listing measures do not establish a particular home’s value or the direction of prices in an individual town.
The cards use the Realtor.com history retrieved November 5, 2026, including revisions to earlier releases. They describe listing activity, not closed sale prices. Days on market runs from initial listing to closing or removal from the market; it is not a measure of time to a signed contract.
There were 404 listings with price reductions during the month. Dividing that monthly count by active inventory produces the 39.3% reductions-to-inventory ratio shown above. The two measures cover different populations, so this does not mean 39.3% of the same active homes received a cut.
The national 30-year fixed mortgage survey averaged 7.33% for October 2026, up from 6.86% in September. Weekly readings peaked at 7.40% on October 8 and 15 and eased to 7.24% by October 29. This historical monthly average is not today’s rate or a lender quote.
These figures do not provide Lower, Central, Upper, or River Corridor breakdowns. Use town profiles to compare taxes, schools, flood context, and travel needs, then ask for recent comparable transactions in the specific location.
With more homes listed and rates higher than this summer, buyers should compare the full monthly cost at current rates and the property’s condition. Sellers should review recent comparable sales and competing listings with their agent. County medians alone cannot support a property-level offer or pricing decision.
